Family members of the late Jennie C. Carvello are calling foul and alleging that Southern Middlesex County Register of Deeds Maria Curtatone allegedly used the influence of her office for a deceitful scheme to defraud other beneficiaries, then waiting a long period of time after the death of the property owner to record the documents at the Registry of Deeds in Cambridge where Curtatone oversees as registrar.
According to the family, the new beneficiary then took multiple personal loans against the property draining the properties equity by allegedly using the funds for a down payment on her new home, paying off her child’s college education and also elaborate vacations.
One family member also stated that Registrar Curtatone was overheard in a conversation boasting over the scheme that stating “I fixed the deed for Sandra” referring to the recently recorded property deed for the newly named beneficiary.
Family members of the deceased also questioned why the new beneficiary and Curtatone waited over twenty years to record it? Another family member also added that “At this point Maria Curtatone should step down, resign and be prosecuted for this deceitful act.”
A family member also stated that “As an elected official Registrar Curtatone is supposed to be trusted to keep an eye on schemes like this from occurring, but instead she is being accused of allegedly betraying the public’s trust by assisting the beneficiary in carrying out this orchestrated scheme.”
Jenny Carvello was never married and had no children. So it’s only right that her nieces and nephews should equally share and whatever assets that she had.

Below are the facts and paper trails of the property located at 44 Warren St. in East Cambridge MA.:
Since 12-10-2007 by virtue of a Deed purportedly executed by Jennie the owners have been Alessandra Moretti Albano & Joseph A. Salvia, as Remaindermen, and Jennie C. Carvello as the holder of a Life Estate in the premises known as 44 Warren Street in Cambridge. The premises are subject to a $52,000 mortgage to Citizens Bank recorded in Book 82007 Page 81 executed by Salvia & Albano and by Albano as the Attorney in Fact for Jennie C. Carvello whose Power of Attorney dated 3-21-2001 was recorded in Book 82007 Page 72 on 9-18-2023, which was approximately 22 years later.
This is the chain of title from 1973:
1. A Deed to Jennie C. Carvello & Civita M. Uglietti as joint tenants recorded in Book 12372 Page 5. Lot 6 Plan Book 14 Plan 28.
2. A Deed from the Cambridge Redevelopment Authority to Jennie C. Carvello & Civita M. Uglietti recorded in Book 14551 Page 413. Tract Number 36F-10 on a CRA Urban Renewal Area Disposition Plan Project No. Mass. R-108.
3. A Deed from Jennie C. Carvello to Civita M. Uglietti recorded in Book 15252 Page 233. Lot 6 Plan Book 14 Plan 28.
4. A Deed from Civita M. Uglietta to Civita M. Uglietti & Jennie C. Carvello as joint tenants recorded in Book 16843 Page 116.
5. Civita Uglietti died on 12-14-1995. Her Death Certificate is recorded in Book 38738 Page 522.
6. Deed from Jennie C. Carvello to Alessandra Moretti Albano & Joseph A. Salvia, Remaindermen, reserving a Life Estate for Jennie C. Carvello by Deed dated 12-10-2007 recorded in Book 50513 Page 330. Both parcels are conveyed by this Deed.
7. Power of Attorney recorded in Book 82007 Page 72 appointing Alessandra Moretti Albano as Attorney-in-Fact for Jennie C. Carvello
8. $52,000 mortgage to Ciyizens Bank recorded in Book 82007 Page 81 encumbering both parcels of land.
9. Jennie C. Carvello died making Joseph A. Salvia & Alessandra Moretti Albano the owners of the premises as tenants in common.
